Single Family Homes

Arlington had a 3% increase in the total sales price of homes in 2020 compared to 2019, while median home price increased by 6%. Now the total number of sales was actually down 6%, but the days on market plumeted almost 14% in 2020. The demand is high in this area, and when singe family listing are hitting the market, they are going quickly.

Condos located in Arlington, MA showed similar market trends with the average sale price increasing 6% in 2020, and the median condo price increasing by 7%. Total number of sales for Condos in 2020 topped out at a 7% increase. Average days on market only had a change of 1% compared to the previous year.

Multi-Family Homes

Multi-Family homes in Arlington, MA followed a similar trend to the rest. We saw a 12% increase in average home price, a 9% increase in median home price. A 17% decrease in total number of sales, and interestingly enough, we had a 21% increae of days on market.

Single Family Homes

Single family homes were HOT in 2020. A 9% increase in average home price made sellers happy to see their return on their purchase this year. In relation to the increase in average home price, the median home price increased 10%. Total number of sales were down 5% this year compared to 2019, and average days on market took a 15% decrease compared to 2019. Homes have been selling very quickly in lieu of Covid-19. The demand is high for single family homes in areas like Belmont, MA.

Condos in Belmont actually did not see much movement on average sales price in 2020 compared to 2019. The median home price was very similar with only a 2% increase in 2020. Total number of sales of condos saw a 12% increase, and the average days on the market followed a similar trend to single family homes in the area dropping 23%.

Multi-family homes saw a similar increase as single family homes in regards to average home price (9%). Median home price increase from $975k to $1.049 million (8%). Total number of sales was down on Multi-family year over year in 2020. Total sales were down 26% compared to 2019. Average days on market didn't see a major change compared to 2019.

Cambridge, MA

Single Family Homes

Even though we saw people leaving the city and more populated urban areas during Covid-19, Cambridge saw some great numbers in regards to single family homes. The average sales price of single family homes in Cambridge, MA was up 7% compared to 2019 - Avg sale price - $2.2 Million from $2.05 Million in 2019. The mediam home price increased from $1.5 Million to $1.7 Million. Total number of sales increased 7% year over year, and the average days on market did not have a major change. The most expensive single family home that sold in Cambridge went for $16 Million!!! Up 124% from 2019.

Condos in Cambridge, MA had a strong year in value, but a decrease in total volume. Average sales price was up from $935k to just a shade under $1 Million in 2020. The median sales price of condos in Cambridge was up from $789k to $820k year over year in 2020. Total number of sales were down 9% in 2020 and the most expensive condo sold for $4.525 Million dollars, up 24% compared to 2019.

Multi-Family homes in Cambridge took a hit in 2020. With Covid-19 keeping students out of school, and a lot of these properties being investment properties for people looking to house the flood of college students in the city, we saw a hit on this front in 2020. Average price fell 6%. The mediam home price stayed pretty consistent, but the total number of sales fell 16% in 2020.

Single Family Homes

Single family homes in Lexington, MA had a strong 2020 compared to 2019. Average home price increased 9% from $1.34 Million to $1.46 Million, an increase of 12.5% on the median home price up 150k compared to 2019. Total number of sales was actually up in 2020 compared to 2019. We saw an increase of 24% in total sales from 314 in 2019 to 389 total single family sales in 2020.

Condos in Lexington, MA followed a very similar trend to single family homes in regards to most categories. Aerage condo price increased 11%, median home price increased almost 15% and total number of sales soared to 19% more compared to 2019. The days on market decreased to 39 days compared to 42 in 2019 - making it a great year for condo and single family sales in this market.

There were no sales in 2019 for Mutli-family homes in Lexington, but a total of 3 werer completed in 2020. The average sales price of these homes was $795,650, and the most expensive Multi-family home was $950,000.

Single Family Homes

Medford had a strong year in 2020 in regards to single family real estate. The average home sale price increased 8% compared to 2019! The median home price increased 6% from $630k to $671k. The total number of sales was down 5%, but the average days on market was down 15%, making it a hot market in 2020! The most expensive single family home in Medford sold for $1.63 Million.

Condos followed a similar trend to single family homes in 2020. The average home price was up 9% and the median home price was up 5%. Totla number of sales increased from 201 in 2019, to 214 in 2020. The average days on market fell from 42 to 38.

Multi-family homes followed in suit with an increase of 7% in average home price, and 9% in median home price. The total number of sales took a 21% decrease compared to 2019, and the average days on maket stayed the same at 26 days.

Single Family Homes

The average single family home sold for almost 12% higher than it did in 2019 in Needham, MA. The median home price increased a little over 9% in 2020 compared to 2019, but the total number of sale dropped 6%. The average days on market went from a little under 2 months to about a month and a half. Overall, the market in Needham for single family was strong, but inventory was more scarce compared to 2019.

Condos also had a strong year in Needham, MA! The average price of a condo was up 13% in 2020 compared to 2019, and the median home price was 11% higher compared to the previous year. However, total number of sales were down year over year in 2020.

Single Family Homes

Newton, MA was not as hot as other markets in the single family homes department. We only saw a 3.8% increase in average home price, and a 3.5% increase in median home price in 2020 compared to 2019. Other numbers were pretty stagnate compared to the previous year, but the average days on market took a 13% decrease.

Contrary to the single family market, the condo market was hot in Newton, MA. The average price increased 7% , and the median home price skytrocketed to just over 19% compared to 2019! Total number of sales were stagnate, and average days on market only varied by 1 day.

Multi-family home sales were even stronger than condos in 2020. The average home price rose 20%, and the median home price increased 15% in 2020 compared to 2019. Total number of sales decreased, and the average time on market increaed 21% in 2020. The most expensive multi-family home in Newton sold for $7m dollars, up 186% compared to the previous year.

Single Family Homes

Single family homes in Somerville did not change much from 2019 to 2020. We saw a minor increase in average home price of almost 3%, nad an increase in median home price of 5% from $875k to $920k. The total number of sales was similar, only down two compared to 2019, and the average days on market was down 3 days compared to 2019.

Condos followed a similar trend as single family homes. The average price increased almost 4% and the median home price increased 5% in 2020. The total number of sales was down 19% in 2020.

Multi-family homes had a stronger 2020 compared to 2019. Average home price was up 7% comapred to 2019 - up almost 100k! The median home price went up 5%, and the total number of sales increase 18% compared to 2019, up a total of 17 more multi-family homes sold. The average days on market went down 22% as well.

Single Family Homes

Waltham had a decent market in 2020 compared to 2019 with the average home price increase over 6%, and the median home price increaseing almost 9% in 2020. The total number of sales really didn't change compared to 2019, but the average days on market took a tumble of 19%. Homes that came onto the market were going very fast in Waltham, Ma.

Condos followed a similar pattern in 2020. An increase of 9% in average home price, 6% in median home price. The total number of sales took a hit compared to 2019, and the average days on market actually increased compared to decreased in single family homes.

Multi-Family Homes

Multi-family homes were not the hottest item in 2020. The average sales price increase a little over 1%, and the median home price rose 6%, ut the toal number of sales plumeted 52% in 2020, and the average days on market went from 33 to 40 days in 2020.

Single Family Homes

Single family homes didn't see to much of a different from 2020 comapared to 2019. THe average home price increased almost 3%, and the median home price barely increased in 2020. the total numbers of sales stayed the same at 100 in 2019 and 2020. The only major change was that the most expensive single family home sold in Watertown in 2020 was $2.4 million compared to $1.8 million in 2019.

Condos took a littel bit of a hit in Watertown this year. They had a 2% decrease in average sale price, and almost a 1% decrease in median price. The total numbers of sales was down 3% and the average days on market was up 3%. Not a lot to report on in regards to change from 2020 compared to 2019.

Multi-family homes were a hot item in Watertown! The average price of a multi-family home was up 21% in 2020, and the median home price was up 4% compared to 2019. The total number of sales took a hit, but the highest price multi-family home in 2020 sold for $9.4 million... up 371% compared to 2019!

Winchester, MA

Single Family Homes

Single family homes in Winchester, MA had a little shy of a 4% increase in average home sale price, and a mediam home price increase of almost 9% in 2020 compared to 2019. Total number of sales in Winchester actually went down, and the days on market took a 12% decrease in 2020.

Condo sales BOOMED in Winchester during the 2020 covid-19 market! We saw a 32% increase in average home sale price, and a 47% increase in median condo price!!! That is a huge increase in only one year. Also, total number of sales increased from 61 in 2019 to 78 in 2020. The average days on market increased 54%. The market for Condos in Winchester continues to be strong in 2021, and we will likely so more of the same in 2021.

Multi-family homes saw minor increases in Winchester compared to 2019. There is not a lot of multi-family inventory in Winchester so any changes will drive larger percentage increases. Average home price went up 3%, and the average median homem price increased 3% as well in Winchester. Total multi-family sales went up from 5 in 2019 to 7 in 2020.

Single Family Homes

Average home price in Woburn in 2020 increased 10% compared to 2019. The median home price was up 7%, and the total number of sales was down 7% in 2020. The average days on market decreased 19%. The most expensive single family home sold for $1.6 million in 2020, which was up 46% compared to 2019.

Condo sales were pretty strong in 2020 compared to 2019 in Woburn, MA. The average sales price was up 9% and the median price was up 2% in 2020 compared to 2019. Total number of sales increased from 166 to 200 in 2020, and the average days on market increased 23%.

Multi-family homes in Woburn had a large increase in average sales price at just shy of a 21% increase from $586k in 2019 to $709k in 2020. The median home price increased almost 9%, but the total number of sales decreased by 38% in 2020. The average days on market only decreased on day from 42 days in 2019 to 41 days in 2020. The most expensive multi-family home sold for 119% more than 2019 at $1.92 million.
